Can You Promote My Property?

Awe, the 90-million-dollar question, “Can you promote my property?” The simple answer is yes. Adventure Realty uses the principle of synergistic marketing. We employ, select, collective forms of marketing/advertising to see a high success rate of selling a home. Collective means, we use a balance of digital and conventional marketing methods to produce the desired results.

Can I have a CMA for the area?

Our White Mountain realtors should be able to give you a comparative market analysis (CMA), listing homes currently for sale and recently sold in the White Mountains. The CMA(known as the "comps") will compare the details of your home with similar homes on the market, and includes specifics like price, square footage and number of bedrooms. This is your starting point, knowing how your home measures up to others selling in the same interested neighborhood, and most importantly, what price you should list your house.

Is the area growing or declining? Are the White Mountains a sound investment?

Do I really need a Realtor when buying a home?

When buying a home, it’s strongly recommended you have a Realtor.  There are many reasons why you should have a Realtor, at Adventure Realty our realtors will always represent your best interests when buying a home.  Keep in mind, all Realtors are not the same!

Attempting to buy a home without a Realtor can really make the home buying process more difficult.  Having a Realtor is always recommended when buying a home. Whether your real estate agent is the Listing agent of not, a good realtor/agent is more than worth their salt.

I own a home, should I buy another before selling my current home?

There’s no correct answer to this question.  There are pro’s and con’s to buying a home before selling your current home as with selling your current home before buying another.

Buying a home before selling your current home.

The benefit to buying a home before selling your current home is that you have a suitable property lined up.  This can reduce the stress and pressure of having to find a home once your current home is sold.  However, if you are unable to purchase a new home without having to sell your current home, your purchase offer is going to be contingent upon sale and transfer of title of your current home.  Not selling your current home in a timely manner, can lead to getting “bumped” by anon-contingent buyer, losing out on the home you’re looking to purchase, which can be disappointing.

Selling your current home before buying a new home.

The time it takes to sell your current home is unpredictable.  There’s no magic that can tell you exactly how many days it’ll take.  Although selling your current home before buying a new home does put you in an ideal position to negotiate on the new home you’re purchasing due to the fact you are purchasing without the sale contingency of your current home.

Who pays the Realtor fees when buying a home?

Often buyers ask the question, who pays the Realtor fees when buying a home. There are no guarantees, however, in most cases the seller pays the Realtor fees.
